The decision to come out with a press release had to be taken as many of the grievances on working conditions/ payment terms/ duty hours which were submitted to the Producers association through series of joint meetings and communications earlier did not result in any positive reverts from them. There is still uncertainty looming large.

Though we have always assured our best support to them they have not taken our concurrence on many issues resulting in lack of clarity and confusions. Many producers are taking unilateral steps of calling our members for shoot, this has only created a feeling of unrest and misguidance amongst the members, even before resumptions of shoot.

FWICE and CINTAA which has scores of members enrolled in the cadres of Actors, Technicians & Workers need immediate changes implemented in the working system/payment terms before any resumption of shoots.

Post COVID-19 the working system would change for all with probable health challenges and drop in immunity levels hence it is all the more important that all our concerns are suitably addressed.

It is highly regretted to note that even after the strict directives issued by the I & B ministry to all the producers to clear the outstanding dues of the actors, workers and technicians pending prior to the announcement of the lockdown by the Government amidst the COVID-19 Pandemic, the Producers have still not cleared the outstanding dues of our members. All the outstanding dues of our members should be cleared prior to the resumption of the shootings.

Shift hours. Strictly to be 8 hours per day.

#Payments to daily paid actors/ technicians/ workers has to be settledv end of the day.

#All contractual employees have to be paid in 30 days.

#Conveyance has to be settled end of the dayv

#Mandatory weekly holiday

#Adherence to stringent health and safety protocols as per directives ofv the Government.

#Insurance: Healthv & Life Insurance with Covid-19 specific coverage. We demand a 50-lac cover for actors / workers /technicians who succumb to death.

#No pay cuts/discounts will be agreed by Actors/ workers /techniciansv post resuming to work.

#No actor/ technicians/ workers would be replaced for refusing givingv discounts on their emoluments.

#Deployment of a well-equipped ambulance along with a Paramedicalv staff (Nurse) and a Doctor at the location

#All the above-mentioned issues have to be resolved first so that there is complete clarity to all, be it actors/ workers or technicians.

 No one can risk the lives of human resources and for us at FWICE AND CINTAA certainly not.

Producer Nilesh N Raghani’s Short Film Love In Quarantine...

More than 1000 doctors watched the film via webinar before the online release of the movie

Corona Epidemic, quarantine, Lock Down All these words have become part of the lives of common people in the last few months. A short film has been made about the case of quarantine, which is named “Love in Quarantine”. There is also a message in this short film depicting the life of the doctors who fought Corona. The most important thing is that More than 1000 doctors watched the film via webinar before the online release of the movie.

This short movie shown to such a large number of doctors through webinar. The producer of the film, Nilesh N Raghani, claims that this was the first time that so many doctors had shown a film together. It will be released soon on the digital platform.

Presenting by NR Group, this short film has been made under the banner of Klassic Treasure Private Limited. The film, written and directed by Rajiv S Ruia, is an initiative of goKoronago.com. Its project designer is Deepak Ruia, DOP Javed Ehtesham. It stars Ritoo Jenjani and Karanudaya Jenjani in the lead roles. Two faces are seen with masks on the poster of the short film. Its tagline is “When love is real, it has no end.”

Webinar is a word that is made up of a mixture of ‘web’ and ‘seminar’. Now a lot of things are happening all over the world and in our country through live presentations on webinars. This short film is also useful and important to doctors.

          

The producer of the film Nilesh N Raghani is very excited about this project. He feels that the audience will definitely appreciate this short film because it has presented an important thing in the context of Corona Warriors ie our doctors.

Gautam Chaturvedi’s first ever Short Film as an Actor – Director and Writer Wins the Prestigious Best Shorts Competition in USA...

Mumbai, June 20, 2020: The Kahaani Ghar Ghar ki Fame, Gautam Chaturvedi, the man who dons many hats from an Entrepreneur to an Actor has bagged a prestigious Award of Merit for his short film Work From Home. Starring Mouli Ganguly, Ridhiema Tiwari, Neelu Kohli and Gautam Chaturvedi himself, Work From Home was written and produced during the lockdown in the country owing to the Global Pandemic.

A one of its kind production, showcasing how this sudden Lockdown has thrown many a lives off balance financially, emotionally and psychologically was written, shot and packaged keeping the staying at home protocol in check at all times. The movie deals with the intricacies of the life of a couple who have 2 kids and are married for over a decade, but soon enough, the cracks in their relationship show up and then life takes a sudden turn.

Work From Home is one of the only two films from the country to win this celebrated awards that’s been honoring filmmakers and artists for their exceptional work for a decade now. The film is the only Indian short film to presented with the Award of Merit title. Based out of California, Best Shorts will not be holding a physical ceremony and will courier trophies to the winner keeping the sensitivity of the pandemic in mind.

Debutant Director Haider Khan Gives World Cinema Its First Feature Film On World’s Biggest Rohingya Genocide Based On True Events – About Unsung Special Forces INDIAN Paras Which Are Known As The Maroon Berets Of Our Nation...

For the first time ever in the history of world cinema finally, one patriotic Indian army feature film is made on ROHINGYA’S directed by the debutant director HAIDER KHAN who has directed Salman Khan starrer Dabang 3 promo, song for notebook movie with Salman Khan, his dear friend Vidyut Jammwal starrer junglee promos and 100 plus ad films and videos for the top brands all over the world.

Haider Khan the director himself has written the story and screenplay of it. This film highlights the unspoken story about ROHINGYA’S . Over 900,000 Rohingya refugees fled violence in Myanmar and sought refuge in Bangladesh. And they are still looking for freedom to date.

Real Estate in ICU – Needs Urgent Intervention – Brihanmumbai Developers Association (BDA) Shares Pain Points Of Real Estate...

Mumbai is the city of dreams and the financial capital of India. Mumbai is the world’s 6th most populated city and in a decade, Mumbai will become the 4th most populated city globally. Mumbai city contributes 37.5% of Maharashtra’s GDP and 6.3% of India’s GDP.

Harish Jain, Vice President, Brihanmumbai Developers Association (BDA), underlines that “Mumbai has more than 40000 Cooperative Housing Societies out of which 20000 societies need redevelopment. The city has more than 20000 dilapidated buildings, which need urgent redevelopment and 45% of Mumbai stays in slums, most of which are unhygienic with unliveable conditions. All of these need to be given priority and urgent attention by MCGM, State and Central Government.”

According to Ritesh Shah, Secretary, BDA, “COVID-19 has irrevocably changed every aspect of our lives. Our homes have emerged as the one safe refuge during the present lockdown phase and going forward they will continue to be so. Mumbai is an epicentre for Covid-19 due to non-development of these slums and delayed redevelopment of congested MHADA colonies While construction activities in the Brihanmumbai Municipal Corporation limits also came to a halt, adhering to the lockdown norms, it is vital to now have a strategy in place so that the process of building and delivering new homes can be expedited post-lockdown.”

“Most of the proposed solutions echoes the representations made by the developer community in the past with an aim to speed up the existing cumbersome and time-consuming procedures, which would otherwise extend the waiting period for Mumbaikars who are desperately in need of new residences,” Shah adds.

Real estate industry has received major setbacks in the past due to Demonetisation, implementation of RERA, GST, and the NBFC crisis. Also, due to the falling economy, sales are down since the last 3-4 years.

 

Following are the major setbacks, which continue to hamper real estate markets.

Revenue

Approvals like Non Agricultural approval are still required in city like Mumbai inspite Ease of Doing Business being in place

Land rates in Ready Reckoner are published every year by the Revenue Department which increases land rates year-on-year basis inspite of the fact that hardly any land deals are happening in Mumbai. However, GST considers 33% as land rate. There is a huge discrepancy in the same between two government departments.

DCPR 2034

DCPR 2034 took 3 years to get implemented and in that still many clarifications are pending from the Urban Development Department (UDD) and clearance of EP’s (Excluded Portion) is still awaited.

All premiums are linked to Ready Reckoner rates and RR kept on increasing year-on-year basis in last 8-9 years.

Benefit under Regulation 33(7)(A) & 33(7)(B) for redevelopment is not passed on to the developer who have migrated intoto under DCPR 2034 from DCR 1991.

Open Space Deficiency for additional FSI has been increased 10 fold in DCPR 2034 from what was charged in DCR 1991 from 10% to 100% of Ready Reckoner.

Navy Issue

Due to NAVY NOC issue, more than 10000 people in Ghatkopar and adjacent suburbs are out of their homes for more than 9 years. This needs to be resolved immediately.

Civil Aviation

Post granting height and getting approvals AAI (Airport Authority of India) reduces height of the building of ongoing projects. Due to this more than 15000 families are out of their homes.

RERA

If projects are delayed for no fault of developer i.e. due to change in policy, still developers are being penalised and interests are being charged.

Approval & Ease of Doing Business

Approvals still take more than 4-5 months, there is no ease available to the developer.

MHADA & SRA doesn’t have full-fledged online process; getting approvals is cumbersome and long delayed.

GST

GST @ market value on rehab area given free of cost to Tenants and Society members has killed the Redevelopment industry. This needs to be waived off completely as GST is already being paid on sale flats & Development Agreement.

LUC

Land Under construction (LUC) Tax is tax levied by MCGM on under construction projects. This is 10 times the tax levied on ready flats. Under construction projects have no amenities of MCGM, still exorbitant tax is charged.  LUC tax contributes to addition on cost to the extent of Rs. 2,000 to Rs. 4000 per sq. ft. depending on land ready reckoner rate.

RBI

Benefit of reduced repo rate by RBI is not passed on to the Developers most of the times.

Level Playing Field

There are four approving authority in Mumbai i.e. MHADA, MMRDA, SRA & MCGM and many regulations under DCPR 2034 are having different payments, which doesn’t  give equal level playing field to Developers.

“At BDA we seek urgent Government intervention on these points. If they are not resolved soon, the developers will face serious issues. Redevelopment will be stopped as it is no more feasible and too cumbersome to get approvals done. Along with developers, all the common Mumbaikars will suffer,” Harish Jain, pointed out.

The Brihanmumbai Developers Association (BDA), has been quite proactive in this regard, conducting several webinars where suggestions were invited and deliberated upon before formulating a detailed blueprint for the same. Petitioning the authorities at each level to announce policies that can facilitate faster revival of construction activity, the BDA office bearers have outlined specific solutions to reduce further delays and effectively enable home seekers to receive possession as early as possible.

In continuation, to resolve issues faced by the industry; BDA has invited Dr. Jitendraji Awhad, Hon’ble Cabinet Minister for Housing, Government of Maharashtra for an online webinar on 27th May 2020 at 12 noon to address all its members about further steps to be taken in speeding up Redevelopment Across Mumbai.  (Webinar will be live on BDA’s YouTube channel : www.youtube.com/bdamumbai

BDA Profile

The Brihanmumbai Developers Association (BDA) is created out of a Movement. It is more of movement than association. In a matter of 12 months, more than 500 developers mainly into redevelopment have joined the movement. Borivali Developers Association was born out of exactly such a need in the year 2019. A small group of five developers primarily involved in redevelopment projects in Borivali, initiated the idea of such an organisation. However, in a very short span of time the idea caught the imagination of developers across the city involved in redevelopment and therefore the organization was renamed and registered as Brihanmumbai Developers Association (BDA) so as to represent all its members who joined the movement from across the city of Mumbai.

At BDA we realize that when we do quality redevelopment projects, we not only contribute to the economy of the nation, but also bring about a huge change in the lifestyles and aspirations of the existing slum dwellers, tenants or society members whose buildings we redevelop. It is therefore about time that our social and economic contribution is recognized by the authorities and due support is provided to ease out the difficulties faced by the industry.
